In this context, comprehensive can mean review of property/facility permits and compliance, potential natural and cultural resources impacts, and historical corrective action activities. Spirit also performs Phase II ESAs to further identify, assess, and assist in mitigating risks associated with contamination that may be found onsite. A Phase II ESA is beneficial to assess the presence or absence of potential soil and/or groundwater impacts of conditions identified in the Phase I ESA. Phase II ESAs are also helpful if the prospective purchaser wants a baseline assessment of soil and groundwater quality.
