Transactional Services

Real estate and asset management is risky business. Spirit’s experienced professionals can identify and mitigate existing and potential risks associated with a planned acquisition, divestiture, or lease scenario.

Our services range from Phase I ESAs performed in accordance with the most stringent industry standards (ASTM E1527-13 and EPA’s All Appropriate Inquiry), to comprehensive due diligence. In this context, comprehensive can mean review of property/facility permits and compliance, potential natural and cultural resources impacts, and historical corrective action activities. Spirit also performs Phase II ESAs to further identify, assess, and assist in mitigating risks associated with contamination that may be found onsite. A Phase II ESA is beneficial to assess the presence or absence of potential soil and/or groundwater impacts of conditions identified in the Phase I ESA. Phase II ESAs are also helpful if the prospective purchaser wants a baseline assessment of soil and groundwater quality.

Using extensive knowledge of industrial and commercial processes and associated chemical contaminants, Spirit follows a streamlined approach for cost effective and comprehensive soil and groundwater impact assessments. Spirit’s experts can perform ongoing sampling and corrective actions to obtain documented regulatory agency closure of recent and historical spills or releases. Such actions can include groundwater monitoring and plume management, remediation oversight, and final corrective actions. Why risk it, unless it is a risk assessment for agency closure of course!
